Managed sales operations for owner-led design-and-build firms

Stop losing serious
design-and-build enquiries.

We audit the leak first. If there’s no credible financial case for fixing it, we’ll tell you.

Why Lynqius

Your biggest sales problem may not be lead volume. It may be lead loss.

You’re already paying for demand — referrals, your website, ads, repeat clients. The question is how much survives the journey to a signed contract. These are the leaks we test for:

Missed calls after 5pm

The serious client rings after hours, gets voicemail, and calls the next firm on Google.

Replies that arrive too late

Leads that wait hours for a response may already be speaking to a faster competitor.

WhatsApp chats & forms forgotten

A message comes in, gets half-read on a site survey, and is never picked back up.

Referral leads treated casually

Your best, warmest leads handled informally — no system, no follow-up, no urgency.

No qualification before consultations

Your team spends design time on tyre-kickers while serious clients wait.

Proposals never chased

Hours spent scoping and proposing a major project — then never followed up. The job quietly dies.

Old enquiries never reactivated

Twelve months of stalled proposals and cold enquiries sitting in a folder, written off for good.

No tracking — owner guessing

No source-to-consultation tracking, no lost reasons. The owner runs on gut feel.

Every gap above is demand you already paid for, walking back out the door.

How It Works in Practice

From enquiry to booked consultation or site survey.

Clients planning a major renovation, extension or new build come to you with a drawing and a vision — and they’re choosing who gets to build it. We make sure that when they enquire, it’s captured, answered, qualified and booked. Drag the handle: from approved drawing to finished home.

The Audit

Free Sales Leak Audit.

We measure what’s already happening to your enquiries — response times, qualification, proposal follow-up, stalled leads, pipeline visibility. It exists to find your real constraint, not to prove you need us. It ends one of three ways.

Finding 01

A leak in your pipeline

Serious enquiries arrive, then slip away — missed calls, slow replies, weak qualification, proposals never chased. The demand is there; the conversion isn’t.

The fix Managed Sales Operations
Finding 02

A demand shortage

Your pipeline captures, qualifies and converts what comes in. There just isn’t enough arriving to fill your capacity. A front-end problem, not a leak.

The fix Demand Generation — a separate engagement
Finding 03

Nothing worth fixing

Strong enquiries, and a pipeline that converts them. No material leak, no real shortage. You don’t need us right now.

The fix We tell you honestly — and leave you to it

And if both are weak? We won’t pour ad spend into a leaking bucket. We’ll show you what to tighten first — and sometimes the answer is simply “not yet.”

How We Work

What Lynqius builds, then runs.

Not a strategy deck. Not a login. Some of this is built once, in your first 30 days. The rest runs every month after — in this order, because sealing the pipeline comes before filling it.

First 30 days

We build the system

One-time setup. This is the work that fixes the leak.

  • Connect your enquiry channels
  • Configure your pipeline stages
  • Build your qualification rules
  • Create the follow-up workflows
  • Set up reporting
  • Import and clean your existing opportunities
  • Launch the first reactivation of stalled leads
Ongoing every month

We run it for you

This is why the retainer continues. A pipeline isn’t built once and left — it’s operated.

  • Monitor every incoming enquiry
  • Maintain qualification and booking
  • Chase the proposals you’ve agreed to chase
  • Reactivate stalled opportunities worth reviving
  • Keep your CRM data clean
  • Report performance
  • Refine the workflows as your business shifts

The build fixes the leak. The monthly work keeps it sealed — enquiries don’t stop arriving, proposals don’t stop needing chasing, and a pipeline left unattended quietly reverts. You’re paying for the second column, not the first.

Optional / Generate Once your pipeline is proven, and only if you want more: a separate module at £1.5k/month, ad spend paid directly to the platform by you. What you get is qualified appointments booked, never raw lead volume.

Where we stop

Just as important as what we do. We run the pipeline up to the conversation — the work itself stays yours.

  • We don’t price construction work
  • We don’t conduct the consultation
  • We don’t write technical proposals
  • We don’t replace your estimator or your closer

You remain responsible for closing and delivering the work. We make sure the right people reach you, prepared — and that none are forgotten afterwards.

Who It’s For

Built for owner-led design-and-build firms who win work direct.

One kind of business: an owner-led design-and-build firm that wins work directly from the people paying for it, already attracts serious enquiries, and loses some to slow response, weak qualification and unchased proposals. Residential or commercial doesn’t matter — what matters is the client comes to you, not through a tender.

The projects you deliver
  • Extensions and structural remodelling
  • Loft and basement conversions
  • Whole-property renovations
  • High-spec refurbishments
  • Commercial fit-outs and refurbishments won direct
  • Design-and-build packages
Not who we work with
  • Tender-led and framework contractors
  • Subcontractors and work won through main contractors
  • Firms selling through QS or procurement gatekeepers
  • Property developers building their own schemes
  • Low-ticket or reactive trades
  • Firms with no real enquiry flow yet
Before you apply

We take on a small number of firms at a time — that’s what lets us operate your pipeline rather than hand you a tool. For the audit to be worth your time, you’ll usually have:

  • At least 10–15 relevant enquiries a month coming in already
  • An owner or senior lead willing to be hands-on through the first 30 days
  • Projects that clear roughly £75k — where one lost job actually hurts
  • A realistic 60–90 day horizon to see meaningful results

The rule, plainly: Managed Sales Operations is for firms already receiving at least 10–15 relevant enquiries a month. Demand generation is separate, and only where the pipeline is already sound and the capacity, budget and project economics justify it — an addition to a working pipeline, never a substitute for one.

Under ~10 enquiries a month with an unproven pipeline? You’re outside our current focus — we’d rather say so now than take your money. The leak is too small to justify the retainer.

The Maths

Is it worth it? Only if you're losing real money.

Here’s the bar we have to clear. Illustrative example: a firm receiving 25 enquiries per month at roughly £18k gross profit per project. Your version is calculated from your own numbers.

01 — What we test for

The leaks the audit measures

  • Enquiries never properly contacted — missed calls, voicemail, forms nobody opened
  • Time to first reply — and how many have called another firm by then
  • Proposals sent once and never chased again
  • Stalled enquiries written off without a reactivation attempt

We measure these in your business rather than assume them. You never see these losses — that’s what makes them expensive.

02 — The bar we have to clear

Four additional signed projects a year

4signed projects / year

At £18k gross profit each, four more signed projects turn £36k into £72k. Across ~300 enquiries a year that’s a 1.3 percentage-point lift in enquiry-to-project conversion — not four saved enquiries; four more that actually close.

If we can’t see a credible path to that in your numbers, we’ll tell you.

03 — What it costs, what returns
Managed Sales Operations£3k / mo
Your investment£36k / yr
4 projects recovered£72k GP
Net gain+£36k

Every project past the fourth is profit you weren’t going to see — before a single new lead is added.

We measure gross profit, not project value — a £120k job isn’t £120k to you, and we won’t pretend it is. Your number comes from the audit. Smaller than this, we’ll say so.

How we arrive at your number
  • Current enquiry-to-consultation conversion
  • Consultation-to-proposal conversion
  • Proposal-to-sale conversion
  • Average gross profit per won project
  • Delivery capacity — what you could actually take on
  • Baseline response and follow-up performance
FAQ

Common questions from design-and-build owners.

Straight answers to what owners ask before applying.

Good — that’s the requirement. We’re built for firms that already have demand, and stop it being missed, delayed, poorly qualified or left unchased.

Most firms have software. The leak is ownership, process and follow-up discipline. We operate the pipeline, not the tool.

Then every enquiry matters more, not less. Losing one of a handful of high-value projects to a slow reply is expensive.

Your warmest opportunities are often the most casually handled. We make sure they’re captured, followed up and tracked like everything else.

If the client comes to you directly — fit-outs, refurbishments, commercial design-and-build — yes. Through tenders, main contractors or a QS — no. Speed of response doesn’t win a tendered job.

Neither do we. The system qualifies for project type, scope, budget and project value, location, timeline and decision-maker before anything reaches your calendar.

Only after the existing pipeline can convert. First we fix the leak. Then, if it makes sense, we add paid demand.

No. We don't sell leads by the dozen. We find where you're losing money and operate the part that's broken. When we do generate demand, we hand you qualified appointments booked — not raw lead volume for you to chase.

No. You’re buying someone who runs your pipeline and is accountable for what comes out of it — not another dashboard for your team to ignore. The tools are our problem.

The audit is free and one-off. The retainer is ongoing — operating a pipeline is a discipline, not a build. We continue only while we’re demonstrably earning it.

The Founder

Why me.

I don’t build. I’ve never priced an extension or run a site, and I won’t pretend otherwise — that’s your expertise, and Lynqius is built around leaving it with you.

What I do is operations. Many otherwise excellent firms lose money not because they build badly — they build superbly — but in the gap between an enquiry arriving and someone doing something about it. That gap isn’t a construction problem; it’s a process problem — no owner, no rules, no follow-through, no visibility. Those have solutions, and the solutions are boring and repeatable.

So that’s what I run: capture rules, qualification criteria, booking, follow-up that actually happens, a pipeline you can see. I design it, I operate it, and I’m the one accountable when it slips — not a support queue. Lynqius is deliberately small so that stays true.

Whether that’s worth £3k a month isn’t something I ask you to take on trust. It’s what the audit is for.
